An addition is a small house built against a bigger one, and it goes in that order: foundation, framing, roof, then the systems and the finishes. Getting it dried in quickly matters here, because an open frame and a Valley rainstorm are a bad combination.

The part that separates a good addition from an obvious one is where it meets the existing house. The roof has to tie in properly so water runs off the way it always did. That happens to be the thing we do every day.

Before anything is poured we walk the property, work out where the addition can go, and pull the permits the city needs. Setbacks and utility lines decide a lot of it, and that is better sorted on paper than after the concrete truck leaves.

Then there is the matching. Roofline, brick or siding, window style, ceiling height, floor level — get any of those wrong and the addition reads as bolted on from the curb. We work those details out with you up front and write them into the scope.
